Neighbor complaints may end the stay without refund. ✔ No smoking, vaping, or drug use anywhere on the property. $500 fee plus cleaning costs. ✔ No fires outside the designated fire pit. $5,000 NY state fine. ✔ Do not move or remove furniture, décor, appliances, or amenities. Guests are liable for any damage or missing items at full repair or replacement cost plus a 10% service fee. ✔ Nothing that could clog or contaminate the pool or hot tub (balloons, toys, trash). $500 fee. ✔ Use all outdoor amenities at your own risk. ✔ No commercial use or subletting without prior approval. ✔ Replacement fees apply for lost keys, remotes, or gate openers. ✔ In-home deliveries accepted with prior approval.
